Why Overpricing Usually Backfires

Most sellers have the same initial thought… "If my home is worth around $300,000, why not list it at $325,000 and leave room to negotiate?"

It sounds logical.

But in today's market, that's often the exact mindset that prevents sellers from getting their strongest offers.

Here's why.

When a home is priced correctly, buyers feel urgency. They see other buyers showing interest, schedule showings quickly, and sometimes find themselves competing for the property.

Competition creates leverage.

When a home is priced too high, the opposite tends to happen. Fewer buyers schedule showings, the home sits on the market longer, and buyers begin wondering why it hasn't sold. Instead of building excitement, the listing starts to lose momentum.

Ironically, many homes that start too high end up reducing their price later and selling for less than they could have if they had been positioned correctly from the beginning.

The goal isn't to attract one buyer. The goal is to create enough interest that buyers feel they're competing.

That's where the strongest offers usually come from!

If you've been wondering what your home could realistically sell for in today's market, give me a call. I'd be happy to talk it through with you.
