The Hidden Cost of Waiting Until “After Summer” to Sell
Every year around this time, I start hearing similar sentiments from homeowners…“We’re thinking about selling… but we’ll probably wait until after summer.”
And honestly, I get it. Summer feels busy. Vacations, kids being home, grad parties, golf outings, nicer weather… life picks up quickly here in Michigan. But what most sellers don’t realize is that waiting can come with hidden costs. The buyers actively looking right now are usually serious buyers. They’re motivated, pre-approved, and paying attention to new inventory the second it hits the market.
Once we move deeper into late summer and fall, we often start seeing more competition from other sellers who had the exact same “let’s wait” idea.
More inventory usually means:
More competition
More price reductions
More days on market
More negotiating power shifting back toward buyers
That doesn’t mean homes won’t sell later in the year. Great homes that are priced and marketed correctly will always attract attention. But timing still matters.
The sellers who tend to win in this market are the ones who prepare early and move strategically, not reactively.
If selling has crossed your mind at any time this year, now is actually a great time to start having the conversation, even if you’re not 100% ready yet. Sometimes a quick strategy conversation months ahead of time can make a huge difference in how smooth and profitable the process feels later on.
As always, if you ever want honest feedback on timing, pricing, or what your home would realistically look like in today’s market, I’m happy to help.
Closing Spotlight:
Congratulations to the Whitneys!
Not every real estate story starts smoothly, but helping good people navigate tough situations is exactly why I do what I do.
After recently moving to South Lyon, Mike and Nicole were ready to sell their Novi condo. Unfortunately, their previous experience left them frustrated after the condo sat on the market for 151 days without an accepted offer, all while dealing with complications surrounding agent fees and promises that didn’t match the results.
When they connected with me, the goal wasn’t just to get the condo sold. It was to help guide them through the situation honestly, protect their best interests, and bring some peace of mind back into the process.
Not only did the condo go under contract in just 15 days, but Mike and Nicole finally had someone in their corner who listened, communicated clearly, and genuinely cared about helping them move forward the right way.
We’re incredibly grateful the Whitneys trusted the Robert Neely Real Estate Team during such an important transition and we wish them nothing but the best in this next chapter in South Lyon!
